Bill Simms is the CEO of HBS Development, formerly known as Homes by Bill Simms. Bill is a third generation homebuilder, and under his leadership HBS has become one of the largest, most respected home builders and residential developers in the region. The Simms name is synonymous with higher levels of craftsmanship, service and client satisfaction.

In the mid-1970s, Dennis began working for Bill as a punchout man on homes under construction. Before long, Dennis headed-up a crew of over 50 skilled craftsmen, doing a good bit of Bill’s interior and exterior work and eventually all of his carpentry.

Dennis’ business evolved into larger carpentry projects, and eventually he was manufacturing his own custom wood products, including doors. For a while, his company served as both manufacturer and contractor on residential projects.

Blessed by success, Dennis turned to making retail store fixtures. By the late 1990s, his company had 100 employees, 250,000 sq. ft. of manufacturing and close to $10 million in sales.

Although their careers had gone in different directions, Bill and Dennis would get together a few times each year on special projects that were best suited to the millworking skills of Dennis’ firm. Those projects included interiors showcased during Homearama events.

Dennis sold his manufacturing firm a few years ago. While searching for investment opportunities, 18 acres of vacant land at Indian Lake got Dennis’ attention.

During a conversation with Bill, he mentioned the possibilities for the property. Bill was impressed, not only in the land’s potential, but also in the dream Dennis had at the resort. In January, 2006, Bill and Dennis formed a partnership and purchased the property. Less than a year later, construction of Pirate’s Cove is well underway - testimony to the two men’s ability to get things done.

Almost every day now, Dennis is on-site, serving as Project Manager and overseeing daily progress. The dream of Dennis and Bill to create a first-class condominium community at Indian Lake is quickly taking shape.
